Discover expert real estate social media marketing strategies to attract more leads, engage your audience, and boost sales. Get proven tips for real estate agents!

If you’re still relying on just listing posts and static images for real estate social media marketing, you’re missing a great opportunity to build a “virtual relationship” with prospects and leaving a ton of money on the table. Trust me—I’ve been in this industry long enough to see what works, what doesn’t, and how quickly things change.

A few years ago, I could post a carousel of just-listed homes on Instagram, and engagement would roll in. Now? That same content barely makes a dent. Why? Because social media has shifted to short-form video and AI-driven content—and if you’re not adapting, you’re getting left behind.

This isn’t just hype. I worked with an agent last year who was struggling to generate leads on Instagram. She had great listings, posted consistently, and even dabbled in paid ads—but nothing really took off. Then, she pivoted to short-form videos: quick home walkthroughs, neighborhood overviews/highlights, behind-the-scenes clips, and market updates under 60 seconds. Within three months, she saw a 340% increase in engagement and started closing deals directly from Instagram DMs.

In this guide, I’ll walk you through the exact strategies that are working right now in real estate social media marketing, including:

  • How to use short-form videos to build visibility, trust, and attract leads
  • The best AI tools to streamline content creation and save time and make you look like a pro.
  • Smarter automation strategies so you’re not glued to your phone 24/7

How to track and optimize your results to boost ROI

The Power of Short-Form Video in Real Estate Social Media Marketing & How to Use It

I’ll be honest—I didn’t instantly see the benefits of TikTok when it first started blowing up. A platform full of dancing teenagers? Didn’t seem like a goldmine for real estate leads. But I was dead wrong.

Fast-forward to today, and short-form videos (TikTok, Instagram Reels, YouTube Shorts) are the #1 way to reach buyers and sellers. If you’re not using them, you’re handing business to agents who are.

That being said – it’s always critical to know/understand your client base and determine their social media platforms. If none of them are on TikTok, focus your efforts on Instagram – the videos are similar, where you put them might be different.

What is a Short-Form Video?

A Short-form video is a brief video clip that runs anywhere from a few seconds to a few minutes long.  It’s designed to quickly convey information or entertainment, and includes quick cuts and engaging visuals. The format features a vertical aspect ratio that can easily be viewed on a phone via social media.  Text tends to be brief soundbites.  It’s also important to fully caption your videos since not everyone watches with the sound on.

Why Short-Form Video Works for Real Estate Social Media Marketing

Here’s why this format is so powerful for real estate social media marketing:

  • Higher Engagement – Social Media algorithms favor short-form videos, meaning more people see your content compared to traditional posts.
  • Faster Trust-Building – People don’t just want to see homes; they want to know who you are before working with you. Video helps you build that trust instantly.
  • Easier Conversions – I’ve had multiple agents tell me they’ve had buyers message them directly after watching a video walk-through of a home or a neighborhood “tour.”. No cold calls, no chasing leads—just inbound interest.

What Type of Videos Should You Be Posting?

Not sure where to start? Here are some of my favorite video formats that actually drive leads:

    • 30-Second Home Showcases – Instead of posting a standard “Just Listed” flyer, film a quick walkthrough of the best features of the home. Keep it fast-paced and engaging.
    • “3 Things You Should Know” Clips – Buyers and sellers are constantly searching for guidance. Short-form videos like “3 things to check before making an offer” or “3 mistakes to avoid when selling your home” perform exceptionally well.
    • Behind-the-Scenes Content – Show your daily life as an agent! Whether it’s a home staging session, a closing day celebration, or even a funny outtake from a showing, these humanize you and your brand.
    • Market Updates in 60 Seconds – Don’t overcomplicate it. Stand in front of the camera and share a quick update on local home prices, interest rates, or other real estate trends. These establish you as the go-to expert in your market.
  • Home Trends Overviews – if you live in an area where pools are important, show a variety of pool types and styles.  If outdoor kitchens and patios are the hot thing, show an assortment of those.

Tools to Create High-Quality Videos (Even if You’re Not Tech-Savvy)

I get it—not everyone is comfortable on camera or has time to edit videos. Good news? You don’t need to be a pro to make great content. Here are some game-changing tools that are easy to use and won’t break your budget

  • CapCut – My go-to for fast, professional-looking edits (perfect for TikTok & Reels).
  • InShot – Simple mobile video editing with text overlays, music, and effects.
  • Canva – Great for creating branded video thumbnails and social media graphics.
  • Opus Clip – This AI tool automatically repurposes long videos into short viral clips. If you’re already making long-form content (like YouTube videos), this tool does the heavy lifting.
  • ChatGPT – Struggling with what to say on camera? Use AI to generate scripts for your videos. You can literally type, “Give me a 30-second script for a video on staging tips,” and have something solid in seconds.

That’s just the start of what’s working right now. Next, I’ll cover how AI and automation can save you HOURS each week while keeping your real estate social media presence strong.

AI-Powered Content Creation & Social Media Automation

One of the biggest challenges real estate agents face with social media is consistency. You start strong, post for a few weeks, then get busy with clients and let your content slip. Before you know it, your last post was from two months ago, and your engagement has dropped.

This is where AI tools and automation change the game. I used to spend hours brainstorming post ideas, writing captions, and editing videos. Now, you can useAI to handle the heavy lifting so that you can focus on selling homes instead of struggling with content.

AI Tools That Make Social Media Marketing Easier

Here are the exact tools I recommend for streamlining content creation:

  • ChatGPT & Jasper – Perfect for generating post ideas, writing captions, and even creating scripts for videos. If you ever feel stuck, just type, “Give me a short Instagram caption for a luxury home listing,” and you’ll get multiple options instantly.
  • Synthesia & HeyGen – These AI-powered video tools create realistic virtual avatars that can deliver market updates or property descriptions for you. If you don’t love being on camera, this is a great way to keep content flowing.
  • Opus Clip – If you record long-form content (like YouTube videos), this tool automatically cuts them into short clips for TikTok, Instagram Reels, and YouTube Shorts. It saves hours of manual editing.
  • Descript – A simple tool that transcribes and edits video content. You can remove filler words, cut mistakes, and polish videos quickly.

Automating Your Real Estate Social Media Workflow

Consistency is key, but that doesn’t mean you have to manually post content every day. Here’s how to batch content and automate posting to keep your visible without spending hours on social media:

  1. Have a Plan – Determine what type of content you’re going to post for each listing you receive, and how often you’re going to post a market overview, neighborhood update, or feature preview. That way, you can slot everything into your calendar and schedule.
  2. Batch Create Content – Instead of making content daily, do multiple videos at once.  Schedule chunks of time in your calendar to write all of your posts or film videos.  While you can’t do everything in advance,  you can do enough to provide s you a steady flow of content without the daily stress.
  3. Schedule Posts in Advance – Tools like Later, Buffer, and Hootsuite allow you to schedule weeks of content in one sitting.  You can always add/change it to add timely information.
  4. Automate Lead Nurturing – I set up chatbots and automated responses on Instagram and Facebook to instantly reply to inquiries. ManyChat, for example, can automatically send a message like, “Thanks for reaching out! Here’s a link to book a free consultation.”

A few months ago, I worked with an agent who struggled to keep up with posting consistently. She started using ChatGPT to generate post ideas, Opus Clip to repurpose her videos, and Later to schedule everything in advance. Within six weeks, her engagement doubled, and she landed two new buyer leads—without spending extra time on social media.

The bottom line? AI and automation give you leverage and take the stress out of your marketing. Instead of spending hours manually creating content, you can work smarter and keep your brand visible even when you’re busy closing deals.

Interactive Real Estate Social Media Marketing Strategies That Drive Engagement

Posting content is one thing—getting people to engage with it is another. One of the biggest mistakes I see agents make is posting and forgetting. They put out listing photos, market updates, or even videos, but when there’s little engagement, they assume social media “doesn’t work.”

The truth? Social media is a two-way conversation. If you’re not getting comments, shares, or direct messages, it’s usually because your content isn’t designed to spark interaction.

Many agents have learned this the hard way. They might post a great listing with a well-written caption, sit back, and expect engagement to roll in. But nothing happened. Asking questions in posts such as:

“Would you rather have a kitchen like this or a bigger backyard? Comment below!”

The result? Four times more engagement If you ask for interaction, you get it – and that gives you an opportunity to start a conversation with the prospect

Here are some interactive strategies that keep people engaged and turn casual followers into actual leads:

1. Go Live & Answer Real Estate Questions in Real Time

Live video is the fastest way to build trust with potential clients. Instead of just posting polished, edited content, try going live on Instagram, Facebook, or TikTok once a week.

Topics that always get engagement:

  • “Ask Me Anything” Q&A sessions on buying or selling
  • Virtual open house walk-throughs
  • “Real Estate Market Prediction Mondays – “Market Mondays” where you break down local trends
  • Behind-the-scenes home staging tips

One agent I coached started doing weekly Instagram Lives answering first-time homebuyer questions. By the third week, she had two clients book consultations directly from her DMs.

2. Use Polls, Quizzes, and Question Stickers in Stories

If you’re not using Instagram and Facebook Stories daily, you’re missing easy engagement. These disappear in 24 hours, which makes people more likely to interact since they feel more informal.

Try:

  • Polls: “Would you rather buy a fixer-upper or a move-in ready home?”
  • Question Stickers: “What’s your biggest challenge with buying a home?”
  • Quizzes: “Guess how much this home just sold for?”

These keep your audience engaged and give you insight into what your followers are interested in.

3. Start Conversations in the Comments & DMs

Don’t just wait for people to message you—start conversations yourself.

  • When someone likes your post, send them a quick message: “Thanks for checking out my post! Are you thinking about buying or selling soon?”
  • If someone comments on a listing video, ask: “What do you love most about this home?”
  • When someone votes on a poll, follow up: “I saw you prefer move-in-ready homes—are you looking to buy soon?”

These small interactions lead to real conversations, and real conversations lead to clients.

I had an agent tell me she never got leads from Instagram. Turns out, she was posting but never replying to comments or DMs. The moment she started engaging back, she booked her first prospect consultation within a week.

Paid Social Media Marketing for Real Estate

Organic reach is great, but if you want to scale your real estate lead generation, paid social media marketing is essential. The key? Stop running boring “Just Listed” ads and start creating content-driven campaigns.

I’ve seen so many agents waste money on Facebook and Instagram ads because they simply promote a listing photo with generic text. The problem? People scroll right past these ads. Instead, the agents who get real results use video-based, storytelling-driven ads to capture attention and generate leads.

1. Why Video Ads Outperform Static Images

If you’re running Facebook or Instagram ads with just a listing photo, you’re burning money. Video ads convert at a higher rate because they:

  • Capture attention immediately
  • Show off property details better than a static image
  • Allow you to tell a compelling story in 15-30 seconds

The best-performing real estate ads I’ve seen use short-form video tours with a hook in the first three seconds. Instead of saying, “New Listing in Miami,” try:

“This home just hit the market, and the backyard is insane! Take a look inside.”

One agent I worked with switched from running static listing ads to 30-second Reels showcasing the best feature of each home. Within two months, she went from spending $1,500 per month with no direct ROI to generating five serious buyer leads per week.

2. Retargeting: The Secret to Converting Leads

Most people don’t buy after seeing one ad. They need multiple touchpoints before making a decision. That’s where retargeting comes in.

Here’s how I set up a simple but effective retargeting funnel for agents:

  • Step 1: Run an Engagement Ad – Start with an Instagram or Facebook video ad (a home tour, market update, or client testimonial). The goal is just to get views.
  • Step 2: Retarget Those Viewers – Create a second ad that specifically targets people who watched at least 50% of the first video. This time, show them a listing or a lead magnet (like a free homebuyer guide).
  • Step 3: Follow Up with a DM Strategy – Once people start engaging, send a direct message with a simple question: “Are you looking to buy or sell soon?”

This retargeting approach works because you’re warming up your audience instead of asking for a sale upfront.

3. Smart Budgeting for Real Estate Social Media Ads

If you’re new to paid social media, don’t start by throwing thousands into ads. Start small and scale up:

  • $10/day to test different ad creatives
  • Increase spend on the ads that generate the most engagement and leads
  • Focus on video and retargeting instead of broad, generic ads

I had an agent client who thought Facebook ads didn’t work because she spent $500 on one ad that got zero leads. Turns out, she wasn’t retargeting or using video. After switching to a video-first, retargeting approach, she started getting leads at $6 per inquiry instead of wasting money on cold audiences.

Tracking & Measuring Social Media Marketing for Real Estate Success

You can’t improve what you don’t measure. If you’re posting regularly but don’t know what’s working, you’re just guessing. The best real estate agents I’ve worked with treat social media like any other marketing channel—they track what’s driving engagement, leads, and actual business.

A few years ago, I worked with an agent who felt like her Instagram content was getting nowhere. She was posting great videos and getting likes, but she wasn’t seeing any new clients. When we checked her analytics, we found that her audience was mostly other agents, not buyers or sellers. She adjusted her content strategy to focus on homebuyers, and within a month, her DMs started filling up with real inquiries.

Another agent I worked with lives in a “tourist” city and found that focusing on activities and highlights about the city helped boost her engagement with prospective clients interested in purchasing a second home.

The key to success in real estate social media is testing and tracking – what is driving followers, engagement and ultimately clients and closed deals.  You need to continuously adjust and try different types of videos and styles to see what works.

Use the Right Analytics Tools

To know what’s working, use these tools:

  • Meta Business Suite – Tracks Facebook and Instagram engagement, reach, and ad performance.
  • TikTok and Instagram Insights – Shows which videos get the most views, shares, and saves.
  • Google Analytics – Tracks traffic from social media to your website.
  • YouTube Studio – Measures watch time and engagement on YouTube Shorts and longer videos.

Watch These Key Metrics

  • Engagement Rate – If people are commenting, sharing, and saving your posts, your content is working. If engagement is low, your content may not be resonating with your audience.
  • DMs and Comments – Are people reaching out to ask about homes, financing, or your services? If not, start adding calls to action like, “Message me for more details.”
  • Lead Generation – Track how many real buyer or seller inquiries come from your social media. If you’re getting engagement but no leads, your content may not be converting the right audience.

I know an agent who doubled down on TikTok after realizing her videos were consistently getting over 5,000 views and leading to client appointments. She adjusted her strategy to include more direct calls to action, like “Click the link in my bio for a home search,” and started generating three to five real leads per month just from organic content.

Adjust Your Strategy Based on Data

  • If a certain type of post is working, do more of it. If a platform isn’t driving leads, rethink your approach.

    For example:

    • If video posts get three times the engagement of static images, shift more of your content to video.
    • If Facebook engagement is low but Instagram is thriving, focus more effort there.
    • If certain videos are going viral but not leading to leads, add stronger calls to action to push viewers toward messaging you.

Social media success isn’t just about posting—it’s about posting with a purpose and adjusting based on results.

And, remember – what works in the winter might not work in the Spring…you need to continuously review and update your content to keep it fresh.

The Next Steps to Take

If you’ve made it this far, you know real estate social media marketing isn’t just about posting listings and hoping for the best. The agents winning right now are the ones who:

I’ve seen agents go from struggling to get traction online to closing multiple deals per month just by shifting their strategy to what’s working today. The best part? You don’t need to master everything at once.

If you’re feeling overwhelmed, start with one step:

The agents who succeed in social media aren’t the ones who know the most—they’re the ones who take action.
