Nothing cements you as the neighborhood expert more than living in the neighborhood!
 

If you want to really dominate a neighborhood, actions speak louder than words.

Move in.

You will be surprised to find out how many sellers will pick you JUST because you live there. When I lived in the Infinity Building in San Francisco, I estimate that 25% of the reason I was hired as an agent was just because I lived there.

Some Advantages

  • You will run into your neighbors …. ALL THE TIME.

    • Potential Sellers

    • Homeowners who, even if they aren’t interested in selling, could refer you to other sellers they know but you don’t know yet.

    • Renters who want to buy in the area

    • Buyers who want to buy into the area

  • You will hear about everything

    • all the news in the area

    • all the listings coming to market

  • You will become the go-to for everything in the area.

  • You will get to know all of the vendors

    • Be nice and get to know all of the shop owners in the area (for obvious reasons).

    • Are you part of a condo association? Be sure to give a big holiday tip at the end of the year! My building had 650 condos and was managed by roughly 25 employees.

      • Security guards, cleaners, management people, repair people, etc… be sure to be nice to them and make sure you give them the BIGGEST tip… I was in competition with other agents in my building (Paul Hwang of Skybox) and I had to make sure I gave the biggest year-end gift!

  • Because you are the top dog in the neighborhood, buyers who want to move into the area will seek you out to work with you … which leads to MORE listings, because sellers want to work with agents who have a lot of buyers. And guess what, buyers want to work with agents who normally have a lot of listings in the area. They get the first word about upcoming listings by working with you.
